Opportunity:  The opportunity I'm bringing out to market to my customers is an opportunity that assets them with all of their retail real estate needs whether that be selling single tenant net lease properties or grocery anchored shopping centers in the southeast. The customers who have the need are broken up into two categories:  1. a company that is looking for retail space to expand their company or 2. an investor who is looking to either sell or buy grocery anchored shopping centers in the southeast which includes Florida, Alabama, North Carolina, South Carolina, Virginia, West Virginia, Mississippi and Tennessee. The for and changes in the environment creating this opportunity is without a doubt the climate we are in regarding the global pandemic. As it pertains to shopping center owners, tenants are leaving temporarily due to not being able to pay rent which decreases their property value. Meanwhile, there are shopping center investors who have given their tenants...

30A - Final Reflection

Image
1. Over the semester, I have certainly had my high's and low's as they pertain to starting my business. The most exciting part of this journey was learning the ins and outs of retail leasing and sales. The worst part about the experience was cold calling. I say this because most of these owners are busy and don't want to talk to you; they often get cold called by other brokers frequently which makes it harder for them to want to talk to me.  2. The most formative experience was learning how to bob and weave through a cold call. I learned a lot about how to uncovers an owners motivations, listen for windows of opportunity and conditionally close on the call. The most joyous part of this journey was winning business over other competing business by utilizing the skills I learned in class. I'm most proud of starting this business from scratch and turning it into a money making machine (in the future.) 3. As we wrap the semester, I am proud to have developed an entrepreneur...

28A – Your Exit Strategy

1. I plan on growing my business to the point where I can launch my company public, liquidate my shares, and let the board of trustees handle operations while I golf and stay at my home in the Bahamas 8 months out of the year.  2. I have selected this strategy simply because of the IPO party. I heard those POP OFF!! 3. This decision hasn't been influenced by any of the factors we have learned in class. As a kid I always had a dream to take a company public.

27A - Reading Reflection number 3

Innovation and Entrepreneurship by Peter Drucker    1. The overall theme in this book primarily focuses on the actions and behaviors of entrepreneurs, presents innovation and entrepreneurship as a practice and discipline.  2. This book aligned with what I have learned in this class when it comes to being organized when making developmental decisions that will help not only me as a person but my company and brand grow.  3. If I could design an exercise for this class after reading this book, I would design an exercise that allows for young entrepreneurs to evaluate every critical option when making an important decision for your company's growth. This exercise would look something like this: every entrepreneur will have a list of things they need to do in order to complete a task that is vital to their company's growth. Upon completion, the exercise will explain the differences between each option and how the order is supposed to be displayed.  4. What surprised ...

26A- Celebrating Failure

1. Over the summer, I started working in ATL selling commercial real estate and I failed a couple time while cold calling investors.  2. What I learned from my failures is how to overcome objections. Furthermore, I sat down with my mentor and and did cold call role play's where I learned how to overcome and table objections.  3. To me, failure is a great thing. When you fail, you don't ask, "why me?" rather, you learn why you fail so going forward to can fix your mistakes and achieve greatness.

25A - What's Next?

Step 1: What's next for my firm and I is targeting new markets. As of now, we just operate in the south east. In the next 18-36 months I plan on reaching out to more markets and will start by targeting the mid west and California first.  Step 2: Interviewer number one: Suggested that I stay within my SE markets in which I specialize in. Interviewer number 2: suggested that I branch out of grocery anchored shopping centers and start targeting other products such as office and industrial. Interviewer number 3: agreed with my expansion plan.  Step 3: Based on my own expectations and the feedback  I have received from customers, I plan on expanding into different products such as single tenant net lease assets.  Another thing that makes sense to my venture going forward will be to recruit new agents. By doing this, I will be able to to earn  more commission and do more deals thus beating out my competitors.   New Market. Step 1:The radically different mark...

22A – Elevator Pitch No. 3

https://www.youtube.com/watch?v=KK6j7QSIptU The feedback I received from last pitch was to elevate my voice more and to have a clearer delivery. What I have learned for the past three pitches is that I am getting comfortable talking with no script - once I fully understand what I'm talking about it just flows off the tongue.

21A – Reading Reflection No. 2

Thinking Fast and Slow by Daniel Kahneman 1. The overall theme in this book explains how there are two systems when it comes to considering judgement and choice. The first system is fast and automatic in comparison to the second system which is slower and more deliberate. 2. This book aligned with what I have learned in this class when it comes to being methodical when making smart decisions in regards to growing my company. It has given me a new piece of mind in that I won't rush to the finish line - rather think of my long term goals as a marathon. 20A – Growing Your Social Capital

1. The first person I  will use to grow my social capital, is my domain expert, Connor Knauer. Connor has been in the business every selling and leasing retail real estate for over five years and I met him at a local trade show last fall. We grew our relationship when I had some retail space listed in Atalanta, GA and Connor was able to find a tenant to lease up that space. Going forward, we will work together when helping clients lease or sell space and I plan on returning the favor to him buy generating business for his listed units.  2. The second person I will use to grow my social capital is my market expert, Nick Granberry. Nick has been in the business of primarily leasing retail space for 15 years and I met him a couple years back when I was showing one of his sites. I grew comfortable to Nick and looked at his as if he were a mentor to me. Over the years, he has helped me learn the ins and outs of the industry and I plan on returning the favor by bringing him business...

18A – Create a Customer Avatar

1. My customer avatar is a sophisticated real estate investor who acquires and disposes of grocery anchored shopping centers and multi tenant retail assets. 2. His or  her hobbies include golfing, reading books on financial wealth and history, and hitting the gym. 3.He tends to drive a black BMW convertible. 4. My customer avatar only watches football on Sunday's. 5. My customer avatar is married with three kids - none of them adopted. 6. His favorite politician is Donald Trump because Trump supports the financial and real estate markets which benefit my customer avatar greatly. My customer avatar and I share a lot of things in common including, but not limited to, reading books on finances, golfing, driving nice cars, supporting trump and so on.

13A Reading Reflection No. 1

1. I read about entrepreneur: Phil Knight  a.        What surprised me the most about Phil Knight was his persistence. Nike faced many issues that could have led to its demise, but Phil would do whatever it took to ensure his company’s survival. For instance, many individuals would not be able to handle the stress associated with a supplier attempting to undermine your business or an enormous competitor like Adidas nearly breaking up the company. b.        What I most admire about Phil was his passion and personal connection with his business. Phil’s love for running drove him to start a company that would create running shoes. Phil truly cared for his customers since running was just as important to him as it was to them. c.        What I least admired about Phil is very hard to say. Many of the issues I had with Phil he would eventually solve himself. For instance, I did question some ...

Idea Napkin Number 1

1. My name is Bryson Boylan and my talents include sales and analytical skills. These skills are derived from previous internships (experiences) with commercial real estate brokerage firms. My aspirations are to be a million dollar agent by advising clients and transacting properties for them. I'm very passionate about this business so naturally if I do well it will make me happy and when I make a ton of money I'll be able to support my family.  2. What I'm offering to customers is a specialization in retail leasing and investment sales. This specialization will allow me to maximize returns for my clients. 3. I'm offering my services to high net worth investors are either looking for retail space or looking to sell or buy retail property.  4. Elevator Pitch

8A - Solving the Problem

1. The Opportunity: Post Covid-19, there will be a surplus of vacant retail space. The opportunity I found was for me, as a retail leasing broker, to fill these spaces by targeting businesses who want to get into the business or who want to get back on their feet following Covid-19.  2. Service: The service that I will be providing is top notch expertise pertaining to the commercial real estate industry with emphasis on the retail leasing sector. first, I'll contact landlords with vacant space and win their business to list some of that space. Secondly, I will call on every active retail tenant in the market who is looking for space.

7A Testing The Hypothesis, Part 1

Opportunity: The opportunity I would like to pursue is the amount of retail vacancies during and after the covid-19 crisis. With companies being shut down and not being able to come up with rent money they are forced to vacate their retail space leaving an opportunity for a retail leasing broker to quickly fill the abundance of vacant retail space.  The Who: retail companies looking for space to start or continue their businesses. The what: They are looking for new space to begin or continue to grow their company.  The why: corona virus has left many retail stores bankrupt leaving open and available space for others to come in and start paying rent.  Hypothesis: Retail companies in Tampa, FL will quickly begin looking for retail space so that they can begin or continue their businesses.  Testing the who: There are most definitely others who have this need, as vacant retail space all across the world has resulted from the covid-19 crisis. However, I will be working in...

6A Identifying Opportunities in Economic & Regulatory Trends

Opportunity #1-  Curbside pickup at grocery stores a.  https://www.usatoday.com/story/money/2020/05/28/coronavirus-curbside-pickup-aldi-adding-service-july/5277581002/ b. With customers skeptical about shopping in in-closed stores, the wave of curbside pickup can strongly take off. This is a safer alternative to receive goods without the risk of being in contact with someone who has the virus.  c. The customer who is most likely to see the opportunity  is someone is prone to the virus or paranoid of the virus. d. The opportunity is easy to exploit because of the numerous amounts of people who are skeptical about going into stores to shop  I saw the opportunity in Gainesville when I went to my local Publix. There amount of people who went to Publix to shop decreased drastically.  Opportunity #2 - Video tours for real estate  a.  https://www.usatoday.com/story/money/2020/05/28/video-tours-suburbs-coronavirus-changes-how-where-we-buy-homes/5197610002...

5A: Identifying Local Opportunities

Opportunity 1:  Vote by mail helps republicans. So why is Trump bashing it? https://www.tampabay.com/news/health/2020/05/28/vote-by-mail-helps-florida-republicans-so-why-is-trump-bashing-it/ As the election is slowly creeping up on us amid the Covid-19 crisis, legislation is starting to look at other alternatives for voting. One alternative they are exploring is vote-by-mail. The country's president has continued to attack expanded use of mail-in-ballots.  The problem in this situation is the option for voter fraud. Trump believes that if our country does opt in to vote-by-mail it would give the democrats a huge advantage for the upcoming election. In this case, Trump, and all other republicans have the problem. The republican party might be at risk to voter fraud hence losing them the election  Opportunity 2: The party has started: Tampa Bay bars are open, just not all of them  https://www.tampabay.com/arts-entertainment/2020/05/27/the-party-has-started-tampa-bay-ba...
