28A – Your Exit Strategy

1. I plan on growing my business to the point where I can launch my company public, liquidate my shares, and let the board of trustees handle operations while I golf and stay at my home in the Bahamas 8 months out of the year.  2. I have selected this strategy simply because of the IPO party. I heard those POP OFF!! 3. This decision hasn't been influenced by any of the factors we have learned in class. As a kid I always had a dream to take a company public.

27A - Reading Reflection number 3

Innovation and Entrepreneurship by Peter Drucker    1. The overall theme in this book primarily focuses on the actions and behaviors of entrepreneurs, presents innovation and entrepreneurship as a practice and discipline.  2. This book aligned with what I have learned in this class when it comes to being organized when making developmental decisions that will help not only me as a person but my company and brand grow.  3. If I could design an exercise for this class after reading this book, I would design an exercise that allows for young entrepreneurs to evaluate every critical option when making an important decision for your company's growth. This exercise would look something like this: every entrepreneur will have a list of things they need to do in order to complete a task that is vital to their company's growth. 26A- Celebrating Failure

1. Over the summer, I started working in ATL selling commercial real estate and I failed a couple time while cold calling investors.  2. What I learned from my failures is how to overcome objections. Furthermore, I sat down with my mentor and and did cold call role play's where I learned how to overcome and table objections.  3. To me, failure is a great thing. When you fail, you don't ask, "why me?" rather, you learn why you fail so going forward to can fix your mistakes and achieve greatness. 

25A - What's Next?

Step 1: What's next for my firm and I is targeting new markets. As of now, we just operate in the south east. In the next 18-36 months I plan on reaching out to more markets and will start by targeting the mid west and California first.  Step 2: Interviewer number one: Suggested that I stay within my SE markets in which I specialize in. Interviewer number 2: suggested that I branch out of grocery anchored shopping centers and start targeting other products such as office and industrial. Interviewer number 3: agreed with my expansion plan.  Step 3: Based on my own expectations and the feedback  I have received from customers, I plan on expanding into different products such as single tenant net lease assets.  Another thing that makes sense to my venture going forward will be to recruit new agents. 24A - Venture Concept No. 1

Opportunity: The opportunity I'm bringing out to market to my customers is an opportunity that assets them with all of their retail real estate needs whether that be selling single tenant net lease properties or grocery anchored shopping centers in the southeast. The customers who have the need are broken up into two categories:  1. a company that is looking for retail space to expand their company or 2. an investor who is looking to either sell or buy grocery anchored shopping centers in the southeast which includes Florida, Alabama, North Carolina, South Carolina, Virginia, West Virginia, Mississippi and Tennessee. The for and changes in the environment creating this opportunity is without a doubt the climate we are in regarding the global pandemic. As it pertains to shopping center owners, tenants are leaving temporarily due to not being able to pay rent which decreases their property value. 1. National Shared Database: allows us to list and market our properties to not only our database but to every agent in the companies database.  2. Click to sale technology: Whenever a potential buyer clicks on our OM's or email blasts we get notified in real time so we can contact that investor immediately  3. In house marketing team: allows us to generate business while our marketing team works on preparing proposals and offering memorandums.  4. Strong Mentor: As a 23 year old who just got into the business, our company provides us with an experienced mentor who helps expedite the process of becoming successful in the business.    5. 22A – Elevator Pitch No. 3

What I have learned for the past three pitches is that I am getting comfortable talking with no script - once I fully understand what I'm talking about it just flows off the tongue. 

21A – Reading Reflection No. 2

Thinking Fast and Slow by Daniel Kahneman 1. The overall theme in this book explains how there are two systems when it comes to considering judgement and choice. The first system is fast and automatic in comparison to the second system which is slower and more deliberate. 2. This book aligned with what I have learned in this class when it comes to being methodical when making smart decisions in regards to growing my company. It has given me a new piece of mind in that I won't rush to the finish line - rather think of my long term goals as a marathon.  3. 20A – Growing Your Social Capital

1. The first person I  will use to grow my social capital, is my domain expert, Connor Knauer. Connor has been in the business every selling and leasing retail real estate for over five years and I met him at a local trade show last fall. We grew our relationship when I had some retail space listed in Atalanta, GA and Connor was able to find a tenant to lease up that space. Going forward, we will work together when helping clients lease or sell space and I plan on returning the favor to him buy generating business for his listed units.  2. The second person I will use to grow my social capital is my market expert, Nick Granberry. Nick has been in the business of primarily leasing retail space for 15 years and I met him a couple years back when I was showing one of his sites. I grew comfortable to Nick and looked at his as if he were a mentor to me. Over the years, he has helped me learn the ins and outs of the industry and I plan on returning the favor by bringing him business...

18A – Create a Customer Avatar

1. My customer avatar is a sophisticated real estate investor who acquires and disposes of grocery anchored shopping centers and multi tenant retail assets. 2. His or  her hobbies include golfing, reading books on financial wealth and history, and hitting the gym. 3.He tends to drive a black BMW convertible. 4. My customer avatar only watches football on Sunday's. 5. My customer avatar is married with three kids - none of them adopted. 6. His favorite politician is Donald Trump because Trump supports the financial and real estate markets which benefit my customer avatar greatly. My customer avatar and I share a lot of things in common including, but not limited to, reading books on finances, golfing, driving nice cars, supporting trump and so on.

1. Hello, my name is Bryson Boylan and my skills and talents include, but are not limited to, sales skills, analytical skills, and client relationship skills. My experiences come from working for 3 different commercial real estate brokerage firms. My aspirations are to be the best multi tenant retail broker in the southeast.   2.
