24A - Venture Concept No. 1

Opportunity: The opportunity I'm bringing out to market to my customers is an opportunity that assets them with all of their retail real estate needs whether that be selling single tenant net lease properties or grocery anchored shopping centers in the southeast. The customers who have the need are broken up into two categories:  1. a company that is looking for retail space to expand their company or 2. an investor who is looking to either sell or buy grocery anchored shopping centers in the southeast which includes Florida, Alabama, North Carolina, South Carolina, Virginia, West Virginia, Mississippi and Tennessee. The for and changes in the environment creating this opportunity is without a doubt the climate we are in regarding the global pandemic. As it pertains to shopping center owners, tenants are leaving temporarily due to not being able to pay rent which decreases their property value. Meanwhile, there are shopping center investors who have given their tenants rent relief which allows their center to stay fully stabilized. This creates an opportunity for the investor to buy those quality centers "value-add" deals knowing that they are only vacant because of Covid-19 and have a ton of upside potential. This opportunity is massive because we're coming up on the best buying opportunity in the past decade to purchase multi tenant retail due to a variety or reasons. One reason being is that owners were over levered and defaulted on their loans forcing them to sell their property. The second reason is that quality centers have lost tenants temporarily due to covid so an investor can acquire this property and juice up the vacancy which increase net operating income, increases property value, and decreases the cap rate (less riskier of an investment now.)

Innovation: The innovative service that sets me apart from my competition in my nationally shared database. This allows me to make money by reaching investors from all across the country due to my agents putting investors in their database from California, Texas, New York,etc. In addition to this, we have something called a click to sale technology. What this means to our investors is that whenever we launch a property to market whether it may be on Crexi, Costar, Loopnet, making calls, email blasts, etc. and an investor clicks on the offering memorandum, we are notified in real time and are able to contact that investor right away. Both of these technological platforms are proprietary to our firm which no other firm has. This is a main reason why our firm is the fastest growing firm in the world. We've done more in 5 years than our competitors have done in a century. 

Venture Concept: My innovation with will allow investors from all across the country to get their deals done which meet their investment criteria. For example,  I recently sold a shopping center in Blufton, SC who came in with an offer 1.5 million ahead of the nearest bid. The buyer was entering a 1031 exchange, he just sold a 50 million dollar office building and the only way I was able to get in contact with this owner is because one of my multi family agents in California put him in our nationally shared database a year ago. This opportunity would not exist at any other firm. Because of our nationally shared database, we are truly able to market properties across the country. And as a result, we have broken 14 national cap rate records and we have been hired by the 14 of the top 18 largest publicly traded real estate trusts that dispose of their assets in the private marketplace. This is simply because we bring institutional caliber service to the private marketplace. We are hired by these real estate investment trust because our our stellar reputation and excellent service. The competitors are CBRE, JLL, Marcus and Millichap, Colliers International, etc. Their weaknesses are that they don't have the technology we have simply because they were built before the internet, they don't cold call as much as we do, and they don't specialize in the private marketplace.
