7A Testing The Hypothesis, Part 1

Opportunity: The opportunity I would like to pursue is the amount of retail vacancies during and after the covid-19 crisis. With companies being shut down and not being able to come up with rent money they are forced to vacate their retail space leaving an opportunity for a retail leasing broker to quickly fill the abundance of vacant retail space.  The Who: retail companies looking for space to start or continue their businesses. The what: They are looking for new space to begin or continue to grow their company.  The why: corona virus has left many retail stores bankrupt leaving open and available space for others to come in and start paying rent.  Hypothesis: Retail companies in Tampa, FL will quickly begin looking for retail space so that they can begin or continue their businesses.  Testing the who: There are most definitely others who have this need, as vacant retail space all across the world has resulted from the covid-19 crisis. However, I will be working in...

6A Identifying Opportunities in Economic & Regulatory Trends

Opportunity #1-  Curbside pickup at grocery stores a.  https://www.usatoday.com/story/money/2020/05/28/coronavirus-curbside-pickup-aldi-adding-service-july/5277581002/ b. With customers skeptical about shopping in in-closed stores, the wave of curbside pickup can strongly take off. This is a safer alternative to receive goods without the risk of being in contact with someone who has the virus.  c. The customer who is most likely to see the opportunity  is someone is prone to the virus or paranoid of the virus. d. The opportunity is easy to exploit because of the numerous amounts of people who are skeptical about going into stores to shop  I saw the opportunity in Gainesville when I went to my local Publix. There amount of people who went to Publix to shop decreased drastically.  Opportunity #2 - Video tours for real estate  a.  https://www.usatoday.com/story/money/2020/05/28/video-tours-suburbs-coronavirus-changes-how-where-we-buy-homes/5197610002...

5A: Identifying Local Opportunities

Opportunity 1:  Vote by mail helps republicans. So why is Trump bashing it? https://www.tampabay.com/news/health/2020/05/28/vote-by-mail-helps-florida-republicans-so-why-is-trump-bashing-it/ As the election is slowly creeping up on us amid the Covid-19 crisis, legislation is starting to look at other alternatives for voting. One alternative they are exploring is vote-by-mail. The country's president has continued to attack expanded use of mail-in-ballots.  The problem in this situation is the option for voter fraud. Trump believes that if our country does opt in to vote-by-mail it would give the democrats a huge advantage for the upcoming election. In this case, Trump, and all other republicans have the problem. The republican party might be at risk to voter fraud hence losing them the election  Opportunity 2: The party has started: Tampa Bay bars are open, just not all of them  https://www.tampabay.com/arts-entertainment/2020/05/27/the-party-has-started-tampa-bay-ba...

Opportunity Belief

I believe there is an opportunity to be successful in the real estate leasing sector because so many businesses had to vacate their office, retail, and industrial space due to issues concerning Covid-19. The unmet need is the space tenants are looking for to get back in the business and tenants such as mom and pop restaurants or logistics companies would have the need. The need came from these companies wanting to re open their stores at a reasonable price. Currently, such tenants are hiring real estate brokers to find them space so they can operate their business.  As said before the pro typical customer would be anyone who lost their office space due to Covid-19 but today I want to focus on retail businesses and gyms in particular. Gym's have taken the biggest hit terms of retail and a lot of them are forced to close their doors to customers hence not coming up with revenue to pay rent to their property landlord. Upon interviewing a local gym owner in my home town I came to find ...
One belief I have is that one day I will be a millionaire due to passive income (income producing real estate properties.) The unmet need is that I do not have enough money to start investing in real estate. Who has the need? Simply put, I have the need. I have the need to succesfull. What a lot of people dont undersrand is that when the time comes and youre up to bat, put your foot on the gas and dont look back. This need came from my parents divorcing at a very young age. By the time I was 12 I knew I didnt want to stress about money for my sake and for my familys sake when I grow up.

My entrepreneurship story

The most notable entrepreneurship story I can think of is when I invested in my first income producing property. This venture started when I graduated high school. I had enough money saved up to put a down payment on a duplex in Tampa Florida. Overall, the tenants were trustworthy and always paid me my rent on time and didn't bother me at all. Nonetheless, it was very rewarding experience.  I enrolled in this class because I consider myself an entrepreneur and hope that I can use this class to leverage my knowledge into future business ventures.
Things that bug me 1.        I hate that people talk with their mouth open because it is very obnoxious 2.        Traffic bugs me because I want to get from A to B in the shortest time possible 3.        People who crack their knuckles bug me because it gives me anxiety 4.        People who walk slow bugs me because I’m very impatient 5.        Long lines in a drive thru bug me because I’m impatient 6.        Not having coffee in the morning bugs me because I’m too tired to start my day off right 7.        People who are ignorant bug me because they don’t do research on the topic they’re ignorant on 8.        Teachers who take forever to respond to emails annoy me because my grade is on the line. 9.      ...
